Is it possible your roof is leaking?

1️⃣ Missing or Damaged Shingles: YNOT Property Inspections often find roof leaks caused by missing, cracked, or damaged shingles. These issues can occur due to age, weather exposure, improper installation, or impact damage.


2️⃣ Improperly Installed Flashing: Flashing is a material used to seal joints and prevent water penetration in vulnerable areas of the roof, such as around chimneys, vent pipes, and skylights. If the flashing is not properly installed, damaged, or deteriorated, it can lead to water leaks.


3️⃣ Clogged Gutters and Downspouts: When gutters and downspouts become clogged with debris, water can back up and overflow onto the roof. This can result in water seeping under the shingles and causing leaks.


4️⃣ Roof Valley Leaks: Roof valleys are the areas where two roof planes intersect. If the roofing materials in the valleys are damaged, improperly installed, or deteriorated, it can create a pathway for water to enter the roof.


5️⃣ Vent Pipe Leaks: Vent pipes are used to allow gases to escape from plumbing fixtures. If the rubber boots or flashing around vent pipes are damaged or deteriorated, it can cause water to enter the roof.


6️⃣ Skylight Leaks: Improper installation, deteriorated flashing, or damaged seals around skylights can lead to water leaks during rain or snow.


7️⃣ Ice Dams: In colder climates, ice dams can form on the roof's edge, preventing proper drainage of melting snow. This can cause water to back up under the shingles and result in leaks.


8️⃣ Condensation and Moisture Issues: YNOT Property Inspections may also identify roof leaks caused by condensation or excessive moisture buildup in the attic. Poor ventilation or insulation can lead to moisture problems that eventually result in roof leaks.
